Where notice is required, the building owner serves the prescribed information on affected adjoining owners within the statutory process. A neighbour may consent, request clarification or dissent. A dissent does not automatically stop the project, but it can lead to surveyor appointments and a Party Wall Award defining how the relevant work will proceed.
Party Wall procedures do not grant planning permission or Building Regulations approval. Likewise, receiving planning permission does not remove Party Wall responsibilities. The programmes should be coordinated so notices do not become a late pre-start problem.
Clear drawings, early conversation, condition records where appropriate and considerate site planning can reduce anxiety. No contractor or designer should pressure an adjoining owner to ignore their rights.
